In the service industry, quality is key. At Belair Property, we are proud of the way we deal with our clients. Our staff have been specifically trained, and have the necessary skills and experience to offer all the services required throughout the entire process of selling, buying and letting property in Malta.
Unfortunately, it is common for negotiators to lose contact with both the purchaser as well as the vendor after the promise of sale has been signed up until the contract date. Yet, more often than not, issues do crop up within this specific period. Rather than avoiding the responsibility of assisting our clients in dealing with these inevitable and predictable issues as they arise, our Property Consultants ensure their availability and assistance throughout the whole process until the job is complete.
We make it a point of covering all these tasks by giving the necessary advice and support that clients require when buying or putting property up for sale in Malta. This contact is important not only for the actual transaction to be concluded, but also to ensure that the deal is concluded without any issues or future repercussions.
The following are some basic tasks and requirements when buying or selling a property in Malta:
Architect Inspection Visit
We have plenty of contacts that we can put purchasers in touch with to ensure impartial assessment of the property in question. Architects are also needed to provide official evaluations which are necessary to satisfy bank finance requirements in Malta and Gozo.
Bank contacts are vital in today‘s market. We ensure that we keep our contacts up-to-date in order for us to provide assistance with any requirements you might need when purchasing a property in Malta.
Life insurance or home policy cover is an integral part of acquiring a property, especially when bank mortgages are involved. Our reputable acquaintances in this field provide our clients with a high-quality service and competitive prices on premia.
Although a notary is appointed to conduct the searches and legal works, sometimes further advice is still required, in which case we make it a point to assist you in acquiring the information you need from the right advisors. Over the years, Belair Property has collaborated with many of the leading legal advisors on the island and hence have the right contacts who are more than happy to provide our clients with professional assistance and advice.
Although, through our numerous years in the business, we are able to assist with some basic tax advice relating to property, when more specialized expertise is required, our association with leading accounting and audit firms, together with tax advisors, means that we have the right contacts in this sector, who are always ready and willing to provide our clients with professional assistance and advice.
Power of Attorney
There are a number of cases where clients cannot be present for the signing of deeds because they are out of the country for one reason or another. Due to the fact that we work extremely hard to earn our client’s trust we are often entrusted with power of attorney (Proxy) that allows one of our members to sign on the clients behalf. We take this service and your trust very seriously and maintain continuous contact with you throughout to ensure clear instruction on the deed that has to be signed.
Our property services are open to all, and our personal advice and referrals are free. Charges for professional advice may however be due when clients seek the advice of external service providers.
